    The Boutique Mountain Resort hotel is located in Zarouchla Akratas, in mountainous Achaia, at an altitude of 1,080 m, 37 km from the city of Akrata, 37 km from Kalavryta and just 17 km from the Kalavryta ski resort. It is between two lakes, Lake Tsivlou (11 km.) and Lake Doxa (18 km.). The distance from Athens is 184 km, and 104 km from Patras.

    The area is of particular natural beauty, within the protected park of Chelmos-Vouraikos and is surrounded by virgin forest, which makes it particularly popular with people seeking therapeutic contact with nature.

    The construction of the buildings was completed, and the business was operational in 2011. The construction is elaborate, with the use of stone and wood in all areas.

    The facilities are spread over 3 buildings:

    Building 1: extends over 3 levels and a total of 850 sq m.

    On the main level (raised ground floor), there is a reception area, a large living room with a fireplace, a café-bar, shared bathrooms (men, women, disabled) and storage areas.

    On the first floor, there is a restaurant area with a fireplace, with a capacity of 60-80 people, and a fully equipped and functional kitchen of professional standards.

    On the ground floor, there are another 7 guest rooms, 2 staff rooms, a large laundry room with linen closets and other storage and utility rooms.

    Building 2 includes a total of 29 rooms (25 doubles and 4 suites).

    21 of the 25 double rooms are 27.50 sq m and can be converted into triples with the addition of an extra bed, while 5 of them also have a balcony.

    The remaining 4 double rooms are 22.00 sq m and have a bathroom with specifications for people with disabilities.

    The 4 suites are 44.00 sq m and can accommodate 4 people, as they have a separate living area with a sofa that becomes two single beds, while they also have a spacious stone-built terrace.

    Building 3: The hotel's spa is under construction and extends over one level with an area of ​​219 sq m (it is planned to include a sauna, hammam, whirlpool, heated pool, massage room and mini gym). At the moment, the work of the load-bearing structure, external walls and frames has been completed.

    In addition, there is a seasonal outdoor pool of 80.00 sq m. The surrounding area of ​​the pool is 300 sq m and is used for organising events during the summer season.

    Buildings 1 and 2 are equipped with modern, large elevators that ensure full access to all areas and all levels, even for people with mobility difficulties.

    The heating, kitchen and hot water needs are covered by a modern LPG installation, which is stored in two tanks of 7,500 and 5,000 litres respectively. The condensing burners are Viessman. The operation of the unit is supported by a CATERPILLAR 50 KWA generator. The cleaning appliances, washing machines, dryer and cylinder are Miele. The building facilities are in excellent working condition, while the quality of construction is visible at all levels of the facilities.

    The existing buildings are developed in 2,258 sq m in total and on a plot of 4,130 sq m. In continuation of the plot where the hotel is located, three small neighboring plots have been purchased, which adjoin the existing one and increase the existing area by approximately one more hectare, which will be included in the sale.
